Case Study

We entered into a promotional agreement with a landowner at Steeple Claydon on a 11 acre site in Aylesbury Vale. Although the site related well to the village form, the site was on a gently sloping hill with medium-long distance views to the north east, which mean that landscape was our primary concern. We worked closely with the landscape officer to deliver a scheme that they could approve.


 
At the public exhibition we had a lot of support for our landscape-led scheme that lay on the outskirts of Steeple Claydon. We submitted an outline application within 3 months of entering the promotional agreement for 95 dwellings, anticipating that Aylesbury Vale District Council did not have a 5 year housing land supply.

Unfortunately the landscape officer we had worked with left the council, and the new officer opted to recommend refusing the application on landscaping issues, despite local support. After taking expert QC advice, we chose to appeal Aylesbury Vale’s decision to refuse our outline application.


 
Despite the planning inspector noting the challenging landscaping issues and accepting that the Council now had a five year housing land supply, we won the appeal as we successfully argued that the site was not in a valued landscape area, and that the scheme demonstrated a sustainable development in a suitable location to meet high local demand for new homes.

After completing a ground investigation to ensure the site was ‘oven ready’ for developers, we sold the site through Strutt and Parker on the open market through a two stage blind bidding process that maximised developer offers. The site has now been sold to Crest Nicholson, who were able to offer excellent terms and high quality design that the landowner was impressed with.
