LAND SOUTH EAST OF LEVINGTON LANE

Welcome to Manor Oak Homes’ public consultation website for our proposed new development at land south east of Levington Lane, Bucklesham, Suffolk. 

Manor Oak Homes are pleased to annouce we have submitted a planning application on the land south east of Levington Lane, Bucklesham for 33 market and affordable dwellings and open space to East Suffolk Council. The application can be commented upon on East Suffolk Councils’ website: Application reference: DC/19/4510/OUT.

Our Vision:

Manor Oak Homes are pleased to announce we are currently promoting a residential-led scheme on land south east of Levington Lane, Bucklesham. The site benefits from an allocation in the emerging Suffolk Coastal Local Plan for approximately 30 dwellings with access off Levington Lane. The Scheme we are promoting comprises residential development, including market and affordable homes.

We have been engaging with Bucklesham Parish Council, East Suffolk District Council and Suffolk County Council to inform our proposals. We will continue to engage with all stakeholders, and look to submit an outline application later in 2019.

Public Consultation Event:

Manor Oak Homes held a Public Consultation Event to inform residents about our proposals and to gain feedback on our proposed scheme. Members of the Manor Oak Homes development team were on hand to listen to ideas and concerns and to answer questions. The Public Consultation Event took place on Thursday the 3rd October 2019 between 4:30pm and 7:30pm in the Bucklesham Village Hall at 12 Levington Lane, Bucklesham, IP10 0DR.

For those unable to attend the Public Consultation Event, the exhibition boards from the event have been posted below on this page. Formal Pre-Submission Public Consultation closed on Thursday 17th October 2019.

All comments have been reviewed by the project team and collated into a Statement of Community Involvement, which will form a part of any subsequent planning application submitted to East Suffolk District Council.

Outline Planning Application now submitted

Our Proposals:

The site is considered well-related to the built form and within a good walking distance of key faciltiies within Bucklesham such as the village hall, church, bus stops and public house. Our Proposals have been informed by pre-application discussions with East Suffolk Council, Suffolk County Council and Bucklesham Parish Council, as well as detailed site investigations. These investigations include the following:

  • Landscape Assessment
  • Archaeological Assessment
  • Preliminary Ecology Appraisal
  • Arboriculture Assessment
  • Transport and Access Investigations
  • Flood Risk and Drainage Assessment
  • Topographical Survey

The conclusions of these key investigations are used to inform a constraints and opportunities plan, which is used by the architect in conjunction with information provided by the East Suffolk Council to draw up a constraints-led residential scheme. This methodology ensures that any environmental impacts are mitigated, and that the scheme responds positively to its environment. It is critical that the scheme makes the best use of the land to provide housing that is suitable for the location and meets local needs, whilst ensuring that the local environment is protected and enhanced where possible.

Whilst we undertake all the recommended investigations using qualified specialists at an early stage of the design process, we do not profess to know everything about the site and its surroundings, which is why Public Consultation and stakeholder engagement is critical to the design process. We are therefore keen to hear your views, concerns and ideas on matters such as Open Space, Housing Mix and Affordable Home Provision.

Next Steps:

Once stakeholder engagement (including public consultation) and a subsequent review of our proposals is concluded, Manor Oak Homes intends to submit an outline planning application to East Suffolk Council. The application will include all the finalised reports that provide details of the investigations described above, alongside a planning statement setting out the reasoning behind the proposed development and how the proposal meets East Suffolk Council’s policy criteria for the development of the site.

There will then be a further opportunity to comment on our proposals on East Suffolk Council’s website, prior to the Planning Committee determining whether the application should be approved.
