LAND EAST OF LADY GROVE

Manor Oak Homes are pleased to annouce we have submitted a planning application for a proposed new residential development at land east of Lady Grove, Didcot, which will include 176 market and affordable dwellings and 22 acres of publicly accessible open space. The application can be viewed and commented upon on the online South Oxfordshire District Council Planning Portal. Application reference: P20/S1577/O.

Our Vision

Manor Oak Homes are promoting the land east of Lady Grove on the north-eastern edge of Didcot. We have submitted an outline planning application for up to 176 dwellings including public open space comprising a country park, a LEAP and additional Green Infrastructure provision with all matters reserved other than access.

As the key growth hub and garden town within South Oxfordshire, Didcot is expected to provide a significant number of new homes within the district, however it has thus far fallen significantly short of targets set by the Local Planning Authority. This deliverable landscape-led scheme is intended to help address the current shortfall by providing 176 new homes within the Didcot Garden Town Masterplan Area, 40% of which will be affordable. The proposed signifcant onsite green infrastructure provides around 9 hectares (22 acres) of publicly accessible open space and significant landscape planting in accordance with the Didcot Garden Town Masterplan green infrastructure aspirations.

Public Consultation

Stakeholder engagement is a key part of the development process. We undertook pre-application engagement with Didcot Town Council and South Oxfordshire District Council. We ran a Public Consultation exercise in April 2020 to recieve residents’ views, ideas and concerns about the proposed development. 176 dwellings set in 22 acres of open space

Planning Application

Manor Oak Homes have submitted an outline planning application for up to 176 dwellings including public open space comprising a country park, a LEAP and additional Green Infrastructure provision with all matters reserved other than access to South Oxfordshire District Council. The application can be viewed and commented upon on the online South Oxfordshire District Council Planning Portal. Application reference: P20/S1577/O.

The site is considered highly sustainable, being in close proximity to the centre of Didcot, adjoining the north east Didcot masterplan area with it’s associated shops and services and benefiting from good connectivity in terms of pedestrian, cycle and road links. The application will be supported by a comprehensive set of documents and plans prepared by a team of specialist consultants following rigourous investigations, that demonstrate the need for new market and affordable homes, the suitability of the site, and the deliverability of the proposed scheme. The conclusions of these key investigations have been used to inform the constraints-led residential scheme and will be submitted as part of the outline planning application. This methodology ensures that any environmental impacts are mitigated, and that the scheme responds positively to its environment.

Next Steps

Following community and consultee feedback, South Oxfordshire District Council, acting as Local Planning Authority, will determine the application.
