LAND EAST OF LADY GROVE

Didcot, Oxfordshire

Welcome to Manor Oak Homes’ website for our proposed new development at Land east of Lady Grove, Didcot, Oxfordshire. Manor Oak Homes submitted a planning application last year which was subsequently refused by South Oxfordshire District Council in October 2020. We are now seeking to appeal their decision. Further information on the appeal is available below. 

Our Vision

Manor Oak Homes are promoting the land east of Lady Grove on the north-eastern edge of Didcot. We have submitted an outline planning application for up to 176 dwellings including public open space comprising a country park, a LEAP and additional Green Infrastructure provision with all matters reserved other than access.

As the key growth hub and garden town within South Oxfordshire, Didcot is expected to provide a significant number of new homes within the district, however it has thus far fallen significantly short of targets set by the Local Planning Authority. Our proposals seek to deliver a landscape-led scheme that is intended to help address the current shortfall by providing up to 176 new homes within the Didcot Garden Town Masterplan Area, 40% of which will be affordable. The proposals include a significant Country Park that seeks to create a new usable open space for residents of Didcot, and to improve connectivity into the adjoining AONB in line with the objectives of the Didcot Garden Town Masterplan Vision.

Planning Application Public Consultation

Stakeholder engagement is a key part of the development process. We undertook pre-application engagement with Didcot Town Council and South Oxfordshire District Council. We ran a Public Consultation exercise in April 2020 to receive residents’ views, ideas and concerns about the proposed development. Following the formal submission of a planning application, the application can now be viewed and commented upon on the online South Oxfordshire District Council Planning Portal. Application reference: P20/S1577/O

176 dwellings set in 22 acres of open space

Planning Appeal

As you will be aware our planning application (Ref: P20/S1577/O seeking outline planning permission for “up to 176 dwellings including public open space comprising a country park, a LEAP and additional Green Infrastructure provision with all matters reserved other than access” was refused by South Oxfordshire District Council on the 6th October 2020. All information submitted as part of the application can be found on the Council’s website at Planning Application P20/S1577/O (southoxon.gov.uk).

Following South Oxfordshire District council’s decision to refuse our planning application, Manor Oak Homes have resolved to appeal their decision to the planning inspectorate (Appeal Reference: APP/Q3115/W/21/3272377). To respond to comments made during the application stage and to try to reach common ground, Manor Oak Homes have been working with South Oxfordshire’s planning officers to amend the scheme.

Three of the reasons for refusal included as part of the Council’s decision notice related to the potential impact of the proposal on the trees on site as well as design and landscape implications. By way of a response we have amended the indicative masterplan to show a scale of development closer up to 150 dwellings, a reduction from the original 176. This includes the removal of two parcels of development on the northern and eastern areas of the site to further reduce any impact on trees and the adjacent landscape and countryside. This will result in an increase in the already substantial amount of open space offered by the scheme. Whilst we maintain that our original proposal is acceptable, in any event it is proposed to substitute this with the plan considered as part of the application to seek to further overcome these issues.

 

Appeal Scheme Consultation

We will collate any responses received and send copies to the Council and to the Planning Inspectorate as part of the appeal so that they may be considered as part of the Inspector’s determination of the appeal.

The appeal is set to start 17th August 2021 and will be dealt with by way of Public Inquiry.
