Manor Oak Homes are pleased to announce we have secured the land off Greenways on Lambourn with a view to promoting it for residential-led development through the emerging West Berkshire Local Plan Review and the Lambourn Neighbourhood Plan.


Our Vision:

The land off Greenways, Lambourn is located to the south of the village between the B4000 Hungerford Hill to the west and Greenways to the east. It adjoins the settlement boundary to the north and existing residential development to the north, east, south and partly to the west, with Lambourn Primary School located to the east. It is well-related to the existing built form of the settlement and its development would infill a current gap between the settlement boundary and detached dwellings to the south and east that are not included in the settlement boundary but nonetheless form part of the built up area of Lambourn.

Manor Oak Homes has instructed consultants who have undertaken a detailed assessment of the site’s development potential, with particular regard to key design considerations with respect to the site’s location in the West Berkshire Downs Area of Outstanding Natural Beauty (AONB), the need to provide suitable vehicular and pedestrian access, flood risk and foul water drainage and housing needs in the local area.

Following these investigations, we consider that this site is appropriate for residential development and is capable of delivering a sensitively designed extension to the settlement including provision of new market and affordable bungalows and dormer bungalows that reflect local character and needs, green infrastructure for wildlife and publicly accessible open space. We have also identified an opportunity to improve safe vehicular and pedestrian connectivity to the Primary School which could form part of our proposals. 

We are keen to work with the Parish Council and residents of Lambourn to understand the local community’s needs and preferences for new development and in this context we have engaged in discussions with Lambourn Parish Council and West Berkshire Council with a view to promoting it for residential-led development through the emerging West Berkshire Local Plan Review and the Lambourn Neighbourhood Plan.
