LAND OFF ST WILFRID’S CLOSE

Kibworth, Leicestershire

Welcome to Manor Oak Homes’ website for our proposed new development at land off St Wilfrid’s Close, Kibworth in Leicestershire.

The Site

The site comprises part of a paddock totalling approximately 0.55ha. It is located within the settlement boundary and built up area of Kibworth Beauchamp near the centre of the village, within close walking distance of Kibworth Primary School to the north, the recreation ground which adjoins the site to the west, shops along the High Street to the south and the Hillcrest Avenue bus stop on Church road to the north east. The site is accessed via a field gate that adjoins the southern end of St Wilfrid’s Close. The site is bordered by mature trees and hedgerows on all sides, with a stream running along the southern boundary of the field within a small pocket of woodland.

Site Background

Manor Oak Homes obtained planning consent on the site in 2018 for the erection of 45 retirement living apartments with associated access, parking and outdoor amenity space. At the time the consent was granted there was lots of interest in building retirement apartments in this location, but due to the significant changes of the last year there is now little market interest in constructing such properties.

The Proposals

Manor Oak Homes have undertaken positive pre-application discussions with Harborough District Council. Following this positive planning officer feedback, we now intend to submit a Full Planning Application for 10 new homes including access off St Wilfrid’s Close, 5 X 2 Bed Bungalows, 3 X 3 Bed Bungalows, 2  X 4 bed homes, associated infrastructure and publicly accessible public open space.

The masterplan has been informed by these pre-application discussions as well as a suite of site investigations including consideration of access and connectivity, ecology, existing on-site underground infrastructure, trees, noise and vibration associated with the railway, topography and landscape.

The site will incorporate Sustainable Drainage Systems (SuDS) including an attenuation pond. All dwellings will be built to a high quality design and will be provided with car parking spaces in line with Harborough District Council requirements.

Public Consultation

Stakeholder engagement is a key part of the development process. We have undertaken pre-application engagement with Harborough District Council planning officers. We would now like to receive residents’ views, ideas and concerns about the proposed development. 

We are therefore running a public consultation exercise from Wednesday 30th June to Wednesday 21st July to give residents an opportunity to comment on the proposals. We have provided a comments form and contact details for the development team below.

Next Steps

Following feedback from residents, we will review the comments made and make any necessary changes to our proposals. We will then seek to submit a full planning application to Harborough District Council who will determine the application. Once the planning application is submitted, there will be a further opportunity to comment on the proposals prior to its determination.
