Manor Oak Homes are pleased to announce we have obtained resolution to grant outline planning consent for 45 new homes, including 10% affordable housing and public open space at Cotgrave in Nottinghamshire. The site forms part of a greenbelt release housing allocation in the Ruschliffe Borough Local Plan part 2. The scheme is sustainably located, close to existing facilities within the town and will provide for much needed new homes within the Borough

Our Vision:

Manor Oak Homes are pleased to announce they are promoting the land south of Hollygate Lane, Cotgrave for a residential-led development of up to 45 new homes including market and affordable housing, and areas of publicly accessible open space.

Manor Oak Homes are promoting the proposed new development through Rushcliffe’s emerging Local Plan to help meet the need for new homes in the borough. The land is part of a broader allocation in the emerging Rushcliffe Local Plan (Part 2) for around 190 dwellings – one of two Local Plan Part 2 allocations at Cotgrave. It is considered that the town has scope to sustain these two housing allocations, subject to developer contributions to support improvements to local services and infrastructure.

Public Consultation Event

Stakeholder engagement is a key part of the development process. We have therefore been engaging with Rushcliffe Borough Council, Nottinghamshire County Council and Cotgrave Town Council amongst other stakeholders. We are also interested to hear residents’ views, ideas and concerns. We therefore held a Public Consultation Event, alongside adjoining developers, Barratt Homes and Taylor Wimpey to show residents our initial proposals.

The Public Consultation Event took place on Thursday 27th June from 2:30pm to 7:30pm at the Cotgrave Futures, Candleby Lane, Cotgrave, Nottingham, NG12 3JG. Residents were invited to view our proposals and to make comments. Members of the development team for Barratt Homes, Taylor Wimpey and Manor Oak Homes will be on hand to listen to residents ideas and concerns and to answer any questions.

All the comments received will be reviewed and considered by the project team and will be anonymised and collated into a Statement of Community Involvement which will be submitted to Rushcliffe Borough Council as part of any subsequent Planning Application we submit.

For residents who are unable to attend the event, a copy of the Public Exhibition Boards is available below, alongside an online comments form. However, whilst the project team may still consider comments, formal Public Consultation has now closed.

Our Proposals:

The site is considered highly sustainable, being in close proximity to the centre of Cotgrave which has a wide range of public services, amenities and excellent public transport provision. Manor Oak Homes have made representations to the recent Rushcliffe Local Plan Part 2 Consultation in which we submitted Our Vision for the site (see download below).

Our Proposals have been informed by pre-application discussions with Rushcliffe Borough Council, Nottinghamshire County Council and Cotgrave Town Council, as well as detailed site investigations. These investigations include the following:

  • Landscape Assessment
  • Phase 1 Ground Investigation
  • Archaeological Assessment
  • Preliminary Ecology Appraisal
  • Reptile Survey
  • Arboriculture Assessment
  • Transport and Access Investigations
  • Flood Risk and Drainage Assessment
  • Topographical Survey

The conclusions of these key investigations are used to inform a constraints and opportunities plan, which is used by the architect in conjunction with information provided by the Rushcliffe Borough Council to draw up a constraints-led residential scheme. This methodology ensures that any environmental impacts are mitigated, and that the scheme responds positively to its environment. It is critical that the scheme makes the best use of the land to provide housing that is suitable for the location and meets local needs, whilst ensuring the land is used as efficiently as possible.

Whilst we undertake all the recommended investigations using qualified specialists at an early stage of the design process, we do not profess to know everything about the site and its surroundings, which is why Public Consultation and stakeholder engagement is critical to the design process. We are therefore keen to hear your views, concerns and ideas on matters such as Public Open Space, Housing Mix, Affordable Homes, Connectivity and Affordable Home Provision.

Next Steps

Manor Oak Homes are currently working with the landowners and their agent to prepare the site to be sold on the open market with the benefit of outline planning consent for 45 new homes including 10% affordable housing. Sales details will be circulated in due course.
