BLACKTHORN ROAD, LAUNTON, Oxfordshire
Manor Oak Homes is pleased to confirm that the proposed development at Blackthorn Road, Launton, Oxfordshire is “SOLD”.
- Land with the benefit of outline planning permission for 72 new homes;
- Comprises of both market and affordable dwellings and public open space;
- Planning Permission secured at appeal;
- The site was sold to Mulberry Homes through the selling agents, Brown & Co.
Manor Oak entered into a promotional agreement with a landowner at Launton on a 13 acre site in the Cherwell District. A significant portion of the site appeared to be within flood zone 3. We therefore untertook extensive flood modelling to assess exactly where the field might be liable to flood. We then drew up a landscape led masterplan to maximise the site’s development potential.
As we considered that Cherwell did not have a 5 year hosuing land supply, we submitted an outline application for 72 dwellings to Cherwell District Council who unfortunateley decided to refuse the scheme. They considered they did have a 5 year housing land supply and chose to refuse the scheme on spurious policy, sustainability and design grounds. We went to appeal and won, the inspector concluding that we had demonstrated a well designed, sustainable scheme of housing providing significant and demonstrable public benefits, such that he considered 5 year housing land supply to be immaterial in his decision making.
