Welcome to Manor Oak Homes’ public consultation website for our proposed new development at land at Barton Road, Barton Seagrave in Northamptonshire.

Our Vision: Manor Oak Homes are pleased to announce we will shortly be submitting a planning application for a development of up to 65 quality new homes including market and affordable housing and public open space on land at Barton Road, Kettering.

The Proposed Development

The proposed development will seek to deliver an attractively designed new residential scheme of up to 65 new homes comprising a range of house types, sizes and tenures. The Concept Masterplan has been sensitively designed to respect the surrounding settings and provide a landscape led approach to the development including:

  • The delivery of up to 65 quality new homes;
  • The provision of 30% affordable homes (20 dwellings) including both social rented and shared ownership;
  • A layout which includes circa 1.39ha (3.43 acres) of public open space;
  • A sustainable drainage system (SuDS) which naturally manages the surface water run-off at existing rates through the use of permeable paving, plot soakaways and infiltration basins.
  • Proposed woodland enhancements, including new public access to the woodland.
  • Vehicular and pedestrian access from Barton Road on the northern site boundary and an additional pedestrian connection to the public footpath to the south of the site.
  • A full suite of ecological surveys with proposals to enhance the retained habitat to ensure 10% biodiversity net gain is achieved.

This DRAFT illustrative masterplan demonstrates our proposals to create up to 65 quality new homes at Barton Road. Please note that this development will not encroach on the existing woodland and that our proposals provide measures for woodland enhancement. Woodland improvements will include new footpaths making the area more accessible to the public and we plan to agree a long-term maintenance and management plan for the woodland to secure its long-term security.

Public Consultation

Stakeholder engagement is a key part of the development process and we are interested to hear residents’ views, ideas and concerns.

We are holding a public consultation event from 4:00pm to 7:30pm on 26th May 2023 in Barton Seagrave Village Hall.

We have set up this dedicated consultation page so that residents have the opportunity to ask questions, or to comment on the proposals prior to Manor Oak Homes submitting a planning application.

Your feedback is important to us.

The comments form and Public Exhibition boards will be posted on this page the day of the public consultation event (Friday 26th May), so residents who are unable to make the event can view our proposals.
