Welcome to Manor Oak Homes’ public consultation website for our proposed new development at Land at Manor Green, Ketton, Rutland.

Our Vision: Manor Oak Homes are pleased to announce we will shortly be submitting a planning application for a development of up to 40 quality new homes including 35% affordable housing, allotments and public open space.

The Proposed Development

The proposed development will seek to deliver a range of community benefits whilst contributing towards a need for new homes in Rutland that currently is not being met by the County’s supply of existing housing sites. At the same time it will respect the setting of the conservation area and will provide overall benefits towards local biodiversity and habitats.

The application will be a full application, including detailed house designs and a full landscaping scheme, that will provide the village with certainty on what will be delivered.

Specifically, the proposed development will seek to provide the following key benefits to Ketton:

  • A range of 1, 2, 3 and 4-bedroom properties with a particular focus on smaller houses;
  • 35% of all properties as affordable housing;
  • Bungalows to meet the needs of older residents;
  • The potential for self-build plots where demand exists;
  • Additional parking space serving residents of The Green;
  • New allotments for the village;
  • An extensive area of public open space and new footpaths on the northern part of the site;
  • Creation of new wildlife habitats to complement the existing woodlands to the north; and
  • Beautifully designed houses constructed out of traditional stone to complement the character of the village.

 

Background

The application will seek to respond to the urgent need for new homes across Rutland due to the district’s deficient housing land supply. Local Planning Authorities are expected to demonstrate a 5 year housing land supply to meet the needs of a growing population.

Manor Oak Homes and Armstrong Rigg Planning have together worked positively to identify the best way to bring forward new homes on the application site alongside significant community benefits including allotments and publicly accessible open space. The site is well located close to existing shops and services.

Additionally, it has been identified through extensive pre-application survey work that there are no environmental constraints which should preclude its development.

Public Exhibition

Stakeholder engagement is a key part of the development process. We are interested to hear residents’ views, ideas and concerns.

Manor Oak Homes are therefore holding a Public Consultation Event on Wednesday the 27th May 2021 between 3:30pm and 7:30pm in the Ketton Sports and Community Centre.

Members of the public are cordially invited to attend the event to view and comment on our proposals. Members of the Manor Oak Homes team will be on hand to answer questions.

Alongside the leaflet drop and public exhibition being held on the 27th October 2021, we have set up this dedicated consultation page so that residents have the opportunity to ask questions, or to comment on the proposals prior to Manor Oak Homes submitting a planning application.

Next Steps

This consultation exercise precedes the submission of a full planning application which will seek permission for the erection of 40 dwellings as well as the aforementioned community benefits.

If the application is approved, it is envisaged that the development would follow these indicative timescales:

  • Full planning permission issued: Winter 22;
  • Discharge of pre-commencement conditions: Summer 2022;
  • Start on site: Autumn 2022;
  • Site completion: Winter 2023.

Once the application has been submitted, there will be an opportunity to formally respond to the application on the Rutland County Council. Any response you make will be made available to Manor Oak Homes accompanied by Officer advice explaining how we should address any issues raised.
