Welcome to Manor Oak Homes’ public consultation website for our proposed new development at land off New Yatt Road, North Leigh in Oxfordshire.
Our Vision: Manor Oak Homes are pleased to announce we are promoting a development of up to 43 new houses providing a variety of tenures including affordable units and public open space.

The Proposed Development
The proposed development will seek to deliver an attractively designed new residential scheme of circa 43 new homes comprising a range of house types, sizes and tenures. The Concept Masterplan has been sensitively designed to respect the surrounding settings and provide a landscape led approach to the development including:
- The delivery of up to 43 quality new homes;
- A mixed community focussing predominantly on a range of smaller properties;
- The provision of up to 17 affordable homes (40% of the total) including both social rented and shared ownership dwellings;
- A layout which includes circa 0.6 hectares (1.5 acres) of public open space;
- A vehicular access off New Yatt Road;
- Proposed new hedgerow planting to define new southern boundary and reinforced tree/shrub planting in northwest corner adjacent to New Yatt Road; and
- A Sustainable Urban Drainage System (SUDS) which naturally manages the surface water run-off at existing rates in the lowest part of the site.
Public Consultation
Stakeholder engagement is a key part of the development process and we are interested to hear residents’ views, ideas and concerns.
We are therefore holding a Public Exhibition at the North Leigh Memorial Hall on Tuesday 24th January 2023 between 5pm and 8pm.
Information about the proposals will be on display and members of the project team will be on hand to answer questions about the proposals.
An online comments form, a PDF copy of the leaflet sent to nearby residents, and a PDF copy of the exhibition boards can be found below. Please submit any comments you may have by 8th February 2023.

Next Steps
This consultation exercise precedes the submission of an outline planning application to West Oxfordshire District Council which will seek permission for the principle of up to 43 dwellings along with access. All other details will be subject to reserved matters applications in future.
Residents in close proximity to the site should receive a formal invitation to respond to the application from West Oxfordshire District Council upon the submission of the application. Any response you make will be made available to Manor Oak Homes accompanied by Officer advice explaining how we should address any issues raised.
