LAND TO THE SOUTH OF GRANGE LANE,

Littleport, Cambridgeshire

Welcome to Manor Oak Homes’ public consultation website for our proposed new development at land to the south of Grange Lane, Littleport, Cambridgeshire.

Our Vision: Manor Oak Homes are pleased to announce we are promoting a development for a new sustainable community of up to 1,200 residential dwellings (including affordable housing), employment land, retirement care scheme (Class C2), local centre, retail supermarket, community uses, primary school and early years facility, together with all associated highways and other infrastructure as well as open space, recreation areas and landscaping along with land to deliver a BNG on-site.

The Proposed Development

The proposed development is located on the south western edge of Littleport. The Site is located to the east of A10, north of Brickmakers Way, and south of Grange Lane. To the north and east of the Site are residential areas, including a new residential development on the north side of Grange Lane that is currently under construction (680 dwellings approved in Jan 2020 under 17/00757/ESO). The land to the south and west of the Site comprises arable fields, within a flat and low-lying fen landscape. Littleport Town Centre and Littleport Railway Station are located to the north east of the Site. The northern edge of Ely is approximately 3km to the south of the Site.

 

The Proposals

 The approximate development areas for the different land uses are as follows:

  • Residential (C3): 36.0 Ha
  • Later Living (C2): 2.7 Ha
  • Primary School: 2.3 Ha
  • Supermarket: 0.9 Ha
  • Community / Local Centre: 0.3 Ha
  • Employment Land Development: 4.2 Ha
  • Open Space / Green Infrastructure: 27.9 Ha

A new four arm roundabout would be constructed on Grange Lane to provide vehicular access to the Proposed Development. A further new three arm roundabout access would be introduced on Ely Road at the south east boundary of the Site. The Proposed Development would include primary and secondary vehicle routes through the site along with a new bus route and additional active travel connections.

The location of the Primary School is fixed within the development and this has been agreed with the County Council. It is proposed that a 10% Biodiversity Net Gain will also be delivered on site.

Online Public Consultation

Stakeholder engagement is a key part of the development process and we are keen to hear residents’ views, ideas and concerns.

We are therefore holding a Public Consultation at Littleport Youth & Community Centre (Littleport Youth and Community Centre, Littleport, Ely CB6 1GN) on Wednesday 12 February 2025 from 3:30pm to 7:30pm.

Next Steps

This consultation exercise precedes the submission of an outline planning application to East Cambridgeshire District Council which will seek permission for the principle of a new sustainable community of up 1,200 residential dwellings (including affordable housing), retirement care scheme (Class C2), local centre, retail supermarket, community uses, primary school and early years facility, together with all associated highways and other infrastructure as well as open space, recreation areas and landscaping along with land to deliver a BNG on-site.

 

Residents in close proximity to the site should receive a formal invitation to respond to the planning application from East Cambridgeshire District Council upon the submission of the application. Any response you make now will be taken into account as we finalize the application proposals.
